How to Use the Rental Property Analyzer
Follow these steps to analyze any rental deal in under 2 minutes.
Enter purchase price and monthly rent
Use the asking price (or your offer price) and either actual current rent or your market-rate estimate. Be conservative on rent — use what the property rents for today, not your 'upside' projection.
Set your financing terms
Enter your expected down payment percentage, interest rate, and loan term. If you're paying cash, set the down payment to 100% — all financing fields will zero out and you'll see an unlevered return.
Set vacancy and management
Enter your local vacancy rate (5–10% is typical for most markets) and property management fee (8–10% of collected rent if you're using a property manager). Self-managing? Enter 0% management — but add it back when you eventually need it.
