That quote is from a forum member who ran his first STR for two years before switching to a long-term tenant. His experience is not unusual. The STR versus long-term rental comparison is one of the most frequently misunderstood decisions in real estate investing, because investors consistently compare the wrong numbers.

Gross STR revenue almost always exceeds what a long-term tenant pays for the same property. That part is true. What investors frequently underestimate is how much of that gross revenue gets consumed by STR-specific expenses: management fees, cleaning, supplies, higher insurance, platform fees, furnishing costs, and the additional maintenance that comes with constant guest turnover. By the time you net everything out, the comparison looks very different.

The problem is that those two numbers are not comparable. The $1,400 monthly rent is a net number for the landlord. The tenant pays utilities, buys their own toilet paper, and does not require a cleaning crew to reset the unit 50 times a year. The $42,000 in STR gross revenue has to support all of those costs before it reaches the owner's pocket.

The correct comparison is net operating income (NOI) on both sides: gross revenue minus all operating expenses, before debt service. Get the comparable gross revenue figure from AirDNA or Rabbu for your exact bedroom count, property type, and sub-market. This is your realistic gross STR revenue ceiling, not an aspirational number. Apply the full expense stack from Section 3 of this guide and calculate your estimated STR NOI.

Research comparable long-term rental rates

Check Zillow, Rentometer, or local property manager estimates for what your property would rent for on a long-term lease. Apply a standard LTR expense stack: vacancy (7%), management (10% if not self-managing), maintenance (1% of value annually), CapEx reserve. Calculate your LTR NOI.

Compare NOI, not gross revenue

Neither model cash flows well in 2026 at high-rate financing and elevated purchase prices. The comparison between them matters more than it ever has because the margin between positive and negative cash flow is thin on both sides.

The best investors do not choose a model based on which one "wins" in general. They choose based on which model wins for their specific property, in their specific market, given their available time and risk tolerance.
